Porém, as imagens desses imóveis são extraídas de plataformas que estão anunciando a venda desses imóveis, que muitas vezes ainda têm o morador, que desconhecem o golpe. Criminosos agem sob a marca de imobiliárias renomadas ou estabelecem empresas fictícias em endereços inexistentes com o intuito de ludibriar as vítimas.
Uma dessas “empresas” golpistas anunciam vários apartamentos em grandes plataformas do setor, se apresentam com sede na Galeria Ouvidor, no centro de BH, mas o síndico do centro de lojas informou que tais imobiliárias nunca funcionaram naquele local.
A ex-atriz global Natália Lage revelou recentemente um episódio perturbador em que foi vítima de um golpe de falsa imobiliária. No programa “Que História É Essa, Porchat?“, a atriz, que fez parte do elenco da série “A Grande Família” da TV Globo, contou como caiu na armadilha ao tentar alugar um apartamento no Rio de Janeiro.
Natália relatou que encontrou um apartamento na Lagoa com quatro quartos e ficou encantada com o imóvel. Ela então entrou em contato com a suposta imobiliária e combinou uma visita com uma representante. No entanto, devido aos seus compromissos com os ensaios de uma peça, não pôde ir pessoalmente. A representante da imobiliária sugeriu um esquema em que Natália deveria pagar um caução no valor do primeiro aluguel e que, caso houvesse algum problema, ela seria ressarcida. “Fui acreditando nas pessoas”, afirmou a atriz, descrevendo como foi enganada.
Infelizmente, essa confiança levou Natália a ser vítima de um golpe, evidenciando os perigos e as armadilhas que podem existir no mercado imobiliário, especialmente para aqueles que estão em busca de um novo lar.
Um “malandro” mostrou para uma vítima ser um dos sócios da Imobiliária Vilela, localizada no bairro Carmo, e ofereceu uma cobertura de 200 metros quadrados no mesmo bairro por um aluguel de R$ 3.500 por mês. No entanto, ao consultar o site da imobiliária, o imóvel em questão não existia para aluguel e a corretora não fazia ideia de que sua marca estava sendo usada pelos criminosos.
O crime consiste em despertar o interesse do futuro inquilino, que entra em contato com a suposta corretora através do WhatsApp, manifestando o desejo de visitar o imóvel. Do outro lado, o golpista alega que a demanda para visitas é alta e só poderá agendar a vistoria da futura moradia em pelo menos 48 horas.
Seguindo o padrão dos golpes, o bandido tenta pressionar as vítimas ao mencionar a possibilidade de fechar o negócio com outros interessados. Em seguida, negocia com os interessados, solicitando uma lista de documentos para análise da proposta e agilizar as negociações.
Um comerciante (que preferiu o sigilo por vergonha) esperou seis meses sem sucesso para recuperar o dinheiro pago à quadrilha como adiantamento para o aluguel de um apartamento na região da Savassi. “O apartamento vinha completamente mobiliado e achei a média boa, que era de R$ 2.400 por ser no andar térreo. Mas a média lá no prédio era de mais de R$ 4 mil”, conta.
Ele, a esposa e a filha foram ao endereço do prédio: “Era tudo o que estava anunciado”, conta. Atraídos pela facilidade e preço baixo, ele e a mulher seguiram com a negociação. O que eles não sabiam é que tudo era falso.
A quadrilha usou a venda do imóvel, tirou várias fotos e anunciou o apartamento como se fosse para aluguel. Infelizmente, muitas pessoas têm caído nesse golpe, acreditando na oferta irresistível e fazendo depósitos antecipados e enviando dados pessoais para garantir a reserva do imóvel. No entanto, logo depois descobrem que caíram em um golpe e que o apartamento não está disponível para aluguel.
As autoridades recomendam ficar atento a esse tipo de oferta muito vantajosa, pois geralmente é um sinal de alerta. Antes de fechar qualquer negócio, é essencial verificar a veracidade do anúncio, visitar o imóvel pessoalmente e confirmar a identidade do suposto proprietário.
