Há seis meses depois de vender um terreno na praia da Barra da Tijuca por R$ 370 milhões — na época, a maior transação imobiliária feita na cidade do Rio de Janeiro em duas décadas —, uma herdeira do banqueiro mineiro Aloysio Faria bateu outro recorde, agora na ponta compradora. A mineira Flávia Faria pagou R$ 52 milhões por uma cobertura na Avenida Vieira Souto, na praia de Ipanema. O apartamento tem 551 metros quadrados, o preço ficou em R$ 94,3 mil por metro o maior já cobrado no Rio. A transação foi concluída em janeiro, mas ainda não havia sido revelada.
O apartamento pertencia ao advogado Helio Paulo Ferraz, conselheiro da Light e ex-presidente do Flamengo, e chegou a ser oferecido no mercado por valor ainda maior: R$ 70 milhões.
Até então, o recorde era de um imóvel no edifício Cap Ferrat, com o mesmo tamanho e na mesma Vieira Souto, que foi vendido por R$ 51,5 milhões há dois anos.
Flávia é a única moradora do Rio entre as cinco filhas do banqueiro mineiro, que foi dono do Banco Real e morreu em 2020. E a herdeira demonstra especial predileção pela Vieira Souto: ela já vive em um triplex de frente para a praia de Ipanema, no mesmo prédio onde mora sua filha. E, em 2017, Flávia pagou R$ 10 milhões em leilão judicial por outro apartamento na avenida.
Nos cinco primeiros meses deste ano, foram vendidos 9 apartamentos na Vieira Souto. O preço médio do metro quadrado nessas transações foi de R$ 38.757. No auge da valorização imobiliária do Rio, há dez anos, o preço médio do metro quadrado na Vieira Souto chegou a bater R$ 55 mil, segundo levantamento feito com a ferramenta RioM².
O metro quadrado pago por Flávia Faria em janeiro supera o valor que teria sido pago pela cobertura do luxuoso TOM, o edifício recém entregue pela Gafisa na praia do Leblon, de R$ 83,7 mil/m². O imóvel de 501 m² teria sido adquirido por R$ 42 milhões. No entanto, a informação não pode ser comprovada pois não há registro no nome do comprador. Este e os outros cinco outros apartamentos do edifício seguem no nome da construtora.
